Land Management Services

In our drive to offer the best recreational property to our clients, Hunting Land Experts has proudly developed a unique association with Dr. Scott M. Sell, Big Game/Wildlife Ecologist. The sole purpose of having a big game ecologist on our staff is to offer our customers the ability to manage their land with scientifically based approaches designed to conserve natural resources, while enhancing property value, beauty, and recreational use.

Over the last 17 yrs Dr. Sell has conducted university-sanctioned research on topics ranging from mice to maples to moose, from Michigan to New Mexico to Montana.  In particular, his expertise is in big game/habitat relationships relative to nutrition and vegetation composition, structure, and succession.  He has conducted such research on white-tailed deer, mule deer, moose, and caribou – including multi-year radio telemetry studies on both white-tailed and mule deer.  Currently, he is conducting research for the University of Minnesota and National Park Service related to the dynamic trophic relationships between moose, wolves, and forest vegetation on Isle Royale National Park, MI.

Hunting Land Experts believes that what makes Dr. Sell unique is that not only does he have a vast knowledge of plants and animals from a scientific standpoint, but he also has extensive hunting experience – being an accomplished traditional archer and big game, upland bird, waterfowl hunter.  Because a majority of Hunting Land Experts' clients are particularly interested in quality deer management, we recognize Dr. Sell's expertise as an invaluable asset to us and our clients.  For example, Dr. Sell employs his educational background and hunting experience to develop land management plans that simultaneously increase deer herd quality, manipulate deer movements and increase the probability of harvesting mature bucks.

Specifically, he designs habitat management plans to magnify overall deer use and movements within the our QDM cooperative properties, as well as within individual landowner properties.   In addition, he employs strategies that help manipulate deer travel corridors in order to position deer such that they are vulnerable to harvest by bow or gun hunters.  It is important to note that Dr. Sell can also suggest management approaches that can enhance the quality and quantity of other wildlife species presently occupying a give property- for hunting and/or viewing purposes.  For example, such species may include squirrels, rabbits, songbirds, grouse, turkeys, etc.  Hunting Land Experts advocates land management planning in all of its hunting land projects.  We believe that by enhancing individual adjacent properties, the overall quality, and thus value, of the properties within that area increases exponentially.

To assist our customers in achieving this goal, we offers a wide variety of land management and information services, ranging from full-scale management plans to the sale of individual customized maps and/or air photos.   In addition, Dr. Sell analyzes deer population and harvest data collected by landowners within our QDM cooperatives in order to monitor the effects of land management and focused deer population control – at no cost to our customers.

The ultimate management package is offered as a full scale, scientifically based land/wildlife management plan specific to a clients property, which includes all of the features below and more: landowner objectives; general property descriptions (location, access, topography, surrounding land use); timber/habitat management prescriptions (timber harvesting schedules); vegetation type and cover descriptions; food plot design, placement and installation; food plot soil tests and general soil type descriptions (relative to road, sanitation system, and building site development); customized maps/aerial photos (hardcopy and digital forms); general analysis of deer movement corridors; QDM information CD; and key deer stand locations.

Information provided within this full management plan allows the land owner to become intimately familiar with the natural resources on their property, and provides the tools necessary to get the most out of their piece of paradise, both recreationally and financially.  Also included in the full package is an initial consultation meeting to assess customer goals and objectives and an on-site presentation/review of the management plan with the customer.  During this "final walk through", Dr. Sell will discuss and point out key habitats, plant species, deer stand locations, and food plot locations, as well as other topics related to the management plan.  Again, staying true to Hunting Land Experts' unique approach, note that land management services can be customized into a package that contains most or some of the features provided in the full land/wildlife management plan.  Hunting Land Experts can also implement parts the each management plan - such as food plot installation and deer stand placement.
